1. A 25% deposit is required to secure your booking (or full payment if booking within 56 days of travel). The deposit is non refundable in the event of your cancellation. Full payment is due 56 days before day of arrival. If you do not pay on time we reserve the right to cancel your booking.

2. A £100 damage deposit must be included with your final payment. The cost of any damage to the property or items in the apartment caused by you will be deducted from this deposit. If no deductions are required it will be returned within 14 days of departure. If the deposit is not sufficient to cover any damage or services incurred by you, you will be responsible for paying any additional money on request. We ask that you take care of the property, the furniture and facilities - we really do appreciate your support here. You accept responsibility for any damage or loss caused by you or a member of your party. Full payment for any damage must be paid direct to us when requested. If you fail to do so you are responsible for meeting legal costs incurred by us in recovering payment in full.

3. If you need to cancel your booking please notify us as soon as possible in writing. We make a charge for cancellation: more than 6 weeks notice: 25% deposit, 4-6 weeks: 50%, 2-4 weeks: 75%, less than 2 weeks 100%.
We recommend that you have holiday insurance to insure against the possibility of cancellation.

4. The property should usually be vacated by 10:00 am on the day of departure, and is usually available from 2:00 pm on the day of arrival. We may be able to accommodate earlier arrival and / or later departure times to accommodate flight schedules if arranged in advance - please ask!

5. Accommodation is for a maximum of 4 persons. 2 persons can be accommodated in the bedroom and 2 person can be accommodated on the sofa-bed in the living room area.

6. Optional extras must be paid directly at reception at Knights Lodge. We reserve the right to withdraw any of these extras. We can not accept responsibility for services that do not form part of our contract such as transport

7. For the benefit of future guests, we regret that no pets are allowed.

8. Only persons named in the booking are permitted to stay at the property.

9. Please look after your keys!

10. We are not liable to you or members of your party for any loss or damage to any belongings.

11. We may require to enter the property from time to time, in order to carry out repairs, or for inspection. We shall endeavour to avoid doing this whilst it is being let, but would ask for your co-operation if it proves necessary.

12. Smoking is not permitted inside the apartments.

13. We reserve the right to modify advertised prices. Existing bookings will be unaffected by any change.

14. We reserve the right to cancel or alter booking arrangements. In the very unlikely event of cancellation by us (due to unforeseen circumstances, acts of God etc), we shall try our very best to find you alternative accommodation - although we will be liable only for the return of any money received from you. We will not be liable for any costs or losses incurred

15. We reserve the right to refuse bookings, although it would be very unlikely for us to do this.

16. The right to occupy the property is limited to a right of occupation for holiday purposes only.

17. We can not accept responsibility if death, injury or deficiency of the accommodation is not caused through our own fault. We are not responsible for death, injury, damage, costs or any claim of any description whatsoever which results from: the fault of the person(s) affected or any member of their party, the fault of a third party not connected to us which we could not have predicted or in the event of an unforseen circumstance we could not have predicted after taking all reasonable care.

18. We are not responsible if you do not enjoy your stay or suffer due to a reason you did not tell us about when making your booking..

19.The laws and regulations of Bulgaria will be used to decide whether the accommodation has been properly provided. If the accommodation complied with local laws and regulations, the accommodation will be viewed as having been properly provided. This will be the case even if the accommodation did not comply with the laws and regulations of the uk that would have applied if the accommodation had been provided in the uk.
